Seoul apartments : Rental market of seoul apartments for expats has been developed from around Hannam and Itaewon areas where many diplomatic offices and residences are located. Nowadays, many expats scattered all over korea and gathered in some specific areas. The rental type of seoul apartments was mostly a key money basis rental(Jeonse) traditionally. But as time passes, monthly payment type(Wolse) has been developed from near university areas and city center area where many big companies are. So, the further you go out of the places, the more key money is likely to be asked. Even today and even in city center, many of korean tenants of seoul apartments are paying huge amount of money to landlord as a security deposit which is refundable at the end of contract, though, the amount ranging from 5,000 ~ 5,000,000 USD or even more. Most of seoul apartments are longterm rent, 1 or 2, 3 year contract. But we can see many short term rent apartments in gangnam area nowadays. Other than gananam area, it is really hard to get short term apartment even in university areas. So, hotel, motel, serviced apartment or guest house are mostly the ones for short term rental in seoul. Seoul apartments near universities and city center are mostly equipped with airconditioner, refrigerator, washer and gas cooktop. Most of seoul apartments for short term lease have A/C, fridge, washer, bed, couch, microwave, dining table, TV and sometimes all the kitchen utencils. The billing system of seoul apartments are like this : utilities such as gas, electricity, water, internet and cable fees are not included in the rent. And the owner of seoul apartments normally charge their tenants 30~300 USD. a month by size as a B/D fee for cleaning, salary for security guard, elevator cost, common area maintenance, etc...
